A new style of living in Lincoln
Introducing Charterholme, a visionary new development area situated on the western edge of Lincoln, redefining the essence of community living.
Introducing Charterholme, a visionary new development area situated on the western edge of Lincoln, redefining the essence of community living.
Lincoln is our home, it matters to us what we do here. Charterholme is a wonderful and unique opportunity to deliver an exemplary sustainable community connecting and integrating into the city of Lincoln.
Providing energy efficient, comfortable homes within a desirable location within the city.
The vision is to build locally, with local companies and local people to support the Lincolnshire economy.
A neighbourhood with acres of natural habitat retained, enhanced and made more accessible to explore.
Connection to the city centre that is accessible via road, and attractive pedestrian and cycle routes.
Green spaces and landscaping are seamlessly integrated into the development, featuring swales and attenuation ponds as key elements of the drainage plan. Public access will be preserved and enhanced by improving the existing Public Right of Way along the Catchwater, ensuring seamless connectivity.
The proposals offer ample green spaces designed for both nature and recreation, with dedicated areas for wildlife alongside spaces for people to enjoy. These green zones will seamlessly connect to existing parks and pathways, such as those at Hartsholme, creating a harmonious blend of natural beauty and accessibility.
The design also incorporates tree planting, landscaping, and connections to existing footpaths, ensuring seamless integration with the surrounding neighbourhood.
Our vision is to create a thriving, high-quality community of 3,200 energy efficient homes, with a strong focus on sustainability and inclusivity. Of these, 640 will be affordable homes, making up 20% of the total housing allocation. The first phase, accessible from Skellingthorpe Road, will feature a diverse range of properties all for market sale to meet varying needs.
The homes will predominantly be two storey designs, complemented by some three storey townhouses with convenient parking, all carefully positioned to respect key views and blend seamlessly with the surrounding area.
With thoughtfully designed open spaces, landscaped areas, and the integration of net zero carbon technologies, this development is a step toward a sustainable and community focused future.
Our goal is to achieve the highest possible energy efficiency standards while delivering a high-quality, distinctive development that feels rooted in its surroundings, drawing inspiration from Lincoln’s original garden village, Swanpool. Key sustainability measures we aim to implement include:
1. Maximizing insulation, including triple glazing
2. Installing Air Source Heat Pumps (no gas)
3. Smart metering and low-energy fittings
4. Providing electric vehicle charging stations
These features will ensure a modern, energy-efficient community designed for the future.
A key aspect of this project is creating a vital connection from the western edge to the bustling city centre via Tritton Road. Extensive planning and careful consideration have gone into developing the transport infrastructure for the entire area, including a new spine road that will run through the heart of the development adjoining Tritton Road.
In August 2022, the city council, in partnership with Lincoln MP Karl McCartney, submitted a £20 million bid to construct a road and footbridge connecting Tritton Road to the area formerly known as the Western Growth Corridor, now known as Charterholme.
Civil engineering firm GRAHAM has been appointed by the City of Lincoln Council as the main contractor to design and construct the eastern access over the railway, providing vehicle, cycle, and pedestrian routes from Charterholme to Tritton Road.
We are committed to enhancing community living by introducing new primary school facilities and expanding healthcare services, which will be delivered in phases throughout the development. More details can be found on the City of Lincoln Council planning portal. Additional proposed facilities include a local centre with ample space designated for future commercial use, all designed to enrich the lives of our residents.
